Overview

Consistent job performance of a fully qualified maintenance professional acting on a Supervisor level; provides maintenance to the agency’s houses and buildings, supervises maintenance staff, to ensure all the needs of the programs have been met. Supervisors will be expected to carry out and perform the responsibilities that are specific for the needs and support of the location or program assignment they have been assigned.

 

Responsibilities

  • Make periodic visits to assigned responsibilities/sites to build a working relationship with agency staff and inspect the site for preventive maintenance issues; report any condition, take necessary action, or determine a course of action to correct the issue with minimal impact to the program.
  • Responsible for the accountability of all receipts, inventory and equipment used by the maintenance staff under their supervision.
  • Review maintenance Work Orders: assigns repairs and maintenance projects to appropriate staff based on their ability and knowledge. Reviews incoming Work Request daily. Plans and schedules routine maintenance. Prepares and maintains records for monthly report.      
  • Maintains, inspects and trouble shoots problems, to include systems (i.e., HVAC, plumbing alarms electrical, etc.) to ensure they are working efficiently. Ensure safety of buildings and grounds by inspecting them for potential hazards, clearing walkways and roads, and ensuring code compliance requirements (e.g. building codes, asbestos regulations, snow/ice, etc.) are met.
  • Oversees the safe operation and support for all programs, ensures that that work related safety procedures are being followed.
  • Confirms that all permits, quarterly inspections etc. are up to date and in order.
  • Monitors climate control by making necessary adjustments to ensure a proper comfort level in the building for residents and staff.
  • If applicable assist in hiring of staff by interviewing and checking references to fill vacancies.
  • Maintains agency vehicles by inspecting, cleaning and making minor repairs to ensure that vehicles are in working order and comply with state or agency regulation.
  • Ensure that work-related safety procedures are in place and are being adhered to by staff. Observance of an unsafe act or a potentially hazardous work environment must be immediately reported to supervisor and or safety committee.
  • Confers regularly with Assistant Director of Facilities to discuss demands and problems related to agency maintenance functions.
  • Performs other duties as requested by Senior Maintenance Supervisor and/or Assistant Director.

 

 

This position requires regular and substantial unsupervised or unrestricted physical contact with people receiving services and, therefore, is subject to successful completion of fingerprint/criminal background check.                     

 

Qualifications

Five years general maintenance experience including minor trade work repairs; prior supervisor experience preferred. Ability to perform heavy physical labor. Valid and qualified NYS driver’s license. Must have health care training for biohazards/infectious medical waste spills/health care cleaning procedures and OSHA blood borne pathogens training.

Physical aspects may include but are not limited to lifting up to 50 lbs. The ability to climb a ladder and use other equipment to inspect roofs, attics, crawl spaces, etc.
